This is about my screening service. I use Google Earth Pro with other related apps, and from my training and experience, I can tell whether this house is good and worth a further investigation or it is not worth pursuing.

The purchase of a large “ticket item”.

When you are preparing to make a large purchase like your next car, you work out your requirements – size, type of vehicle, price etc.

You then work out the other features like

Brand = Audi, BMW, Mercedes, Kia etc

Engine Size, power, acceleration etc

All these details relate to the specification of the car as available.

Is there a guide to the car in the future?

Information like deprecation and reliability is stated in the car reviews:

Depreciation – usually as a percentage of the original price in 3 years

Reliability – generally expressed as a percentage in reliability ratings.

When you purchase your “new” house, you have already worked out your requirements:

The number of bedrooms, bathrooms, price, locations, access to transport, schools, etc.

You then look at the details of the properties from the various estate agents. This can include the age of property, freehold or leasehold status, extensions, outstanding planning applications etc.

The agents are acting on behalf of the vendors. The information you are receiving on the property is from the estate agent who is being paid and acting on behalf of the vendors. They want a sale and present the property in the best possible light.

You get an independent expert opinion on:
The surveyor provides the technical aspects of the property.
The property solicitor is acting for you and presents the legal perspective of the property.
The financial advisor on how the purchase of the property can best be financed.
You have done your own research on the property –
The running costs like the utilities and local taxes
Schools, local transport and accessibility
Access and quality to medical and dental services,
Parking, on and off-street
What is the road traffic on the road like?

Case Study

Michelle bought her ideal home. It is secluded with no immediate neighbours, inconspicuous from the main road and most of all; it overlooks the rolling hills of Berkshire. Every morning when she wakes up, she can see the pleasant pasture of the fields. This is her dream home.

What did the experts say?

The estate agents: The previous owner was a lady of 95 years and was selling up to move to a care home. She had lived on this property for more than 20 years and had kept the building to a very high standard of décor and maintenance. The sale was a straightforward process.

The property solicitor: There are no significant legal issues with this property.

The property surveyor: A well-maintained property with a high standard of décor.

It was Michelle’s ideal property. She had spent years looking for a property like this.

Six months later, she was thinking of selling up. Why?

She and her partner feel as if they do not have any energy. Their sleep is interrupted, and when they get up in the morning, they feel they have not slept at all. Their energy levels are low, and they are unable to do a full day’s work without feeling tired. They were, well, not like that before moving in. They felt there was something wrong with the house.

Michelle called me in. I identified and remedied the issues with the property. Now Michelle is talking about extending the property to her requirements.

I mentioned that I have a service that gives an opinion to clients who are shortlisting their properties. She said that she would gladly have used it based on the issues that she had experienced.

The experience of my clients

From my practice experience as a feng shui consultant, these are issues that come about soon after people move in.

What Michelle has experienced is not uncommon. Some examples are:

1. Financial:

Gillian provides HR training for corporates: “I normally pitch and get about 20 assignments a year. After moving to this house, I have to work harder just to get seven assignments in a year. My husband has recently lost his job in software sales.

2. Health:

Christina: “I have developed ME since I moved to this house.”

3. Relationships:

Jane: “My partner and I looked forward to moving to this property. Unfortunately, we broke up after moving in. I am finding it difficult to establish new relationships.”

4. Personal Energy:

John:

Sleep: It is easy to fall asleep, but it is not deep. He would wake up a number of times and then fall back to sleep – not always easy. When waking up in the morning, there is a feeling of insufficient sleep. This can be quite disconcerting after a few days. There is a feeling of tiredness or drowsiness throughout the day. There is difficulty in concentrating for long.

Working at the Desk – Difficult to concentrate and feel uncomfortable after a short period of time. Can feel drowsy.

Sofa or Armchair – Falling asleep easily and difficult to concentrate (unable to read a book).

5. Life went on hold:

Annie had moved into the new flat. She felt that life just stopped or paused. She had just separated from her partner, was trying to start a new business, and sell her two cars, amongst other things. Nothing happened for about seven weeks. Absolutely nothing!

I was called in. I identified an unused door that brings the Energy. Whilst I was there, there were phone calls offering the asking prices for the two cars and commissions for her new business. The brakes were released. More was to come.

Annie was ecstatic!

I was able to help the clients listed above. In the above examples, I was able to identify the weaknesses in the property and correct them. I managed to improve all the above examples except 2 (Health). Christina’s condition remained stable and as far as I know, it did not deteriorate further.

So, what is the solution?

In the above examples, I used Traditional Feng Shui to solve their problems. Their lives are now back to the previous “normal”. They had said they would use a screening service that would have identified the issues. These issues would be prevented or “cured” soon after they had moved into the new property.

The Service:

I help clients who are looking for a new property. The client sends me the addresses of their shortlist of properties; I use Google Earth Pro on the internet and then flag up properties that are worth having a second look as they have the necessary characteristics.

In the experiences described above, I rectified the situations by uncovering the sources of Energy in the exteriors and allowing this Energy to flow into the property. When this Energy is inside the property, it has to circulate easily.

In Chinese Philosophy, the more Energy in the person or dwelling, the better the outcome. I have been working with Traditional Feng Shui for the past 20 years and have been handling the Energy in the environment. From my experience, I have been able to make interpretations by identifying the flow of Energy using Google Earth Pro. I have been providing this service since 2011. I have worked with entrepreneurs to identify chateaux for spas in France, retreat centres in Portugal and the Caribbean and houses in Europe and the Far East.

How can the Ancient Chinese Art of Feng Shui help in this situation?

1. What is Feng Shui?

The formal definition: The Chinese system of managing the environment for the benefit of man. Essentially, it is living in harmony with nature.

Feng Shui evolved with the Chinese civilisation some 4,000 years ago. It provided methods to develop a settlement successfully – the locations to live and sleep safely, collect water and deposit waste, keep livestock and plant crops etc. This grew, from villages to towns to nations and empires. Feng shui grew as the Chinese civilisation developed.

The Chinese Emperor discouraged this practice from the population but used this knowledge for their own benefit in the Imperial Court. This practice is still being carried out today.

Like all other Chinese philosophies, the greater the Energy or Qi in the system, the better the outcome. In Feng Shui, the more Energy in the property, the greater the benefit for the residents in the property.

My Feng Shui Career

In my second career, I decided to make a difference in people’s lives. I had worked in my dream job as a forensic scientist at Scotland Yard’s Metropolitan Police Forensic Science Laboratory for 20 years. I chose feng shui as it involves adapting the environment to the well-being of man. At that time, feng shui was hardly known in the UK, but it had already been successfully implemented by a number of corporates like Tesco and used in major property developments like Canary Wharf. Based on the knowledge of my Chinese heritage, the proven and established methods (also known as Secrets, Treasures or Kung Fu) are held within the Chinese lineage tradition. These secrets were only passed down from one generation to the next generation of trusted students. Secrets are never passed down to anybody. Then they will not be secrets anymore. It will be just information as it will not be valued.

With the experience of working as a Forensic Scientist who testified in a Court of Law, I only wanted to learn practical methods that showed results or something tangible. I did not want to be engrossed in the learning of deep theory or be involved in a competition of knowing the various theories. I just want to be able to deliver results to my clients.

The only way was to be trained by a practising lineage Feng Shui consultant rather than a teacher whose “knowledge base” is the theories based on books. I also wanted practical training from an experienced practitioner who also had the facility of apprenticeships in actual and real “jobs”. I wanted to see the actual results of my work.

However, it is extremely difficult to get a training place as these do not come up often. Competition is steep as demand is high and training places are few and infrequent. I was extremely fortunate to be invited to be trained in Traditional Feng Shui by one of the world’s leading practitioners – My Master is Shyan Tseng (Alliance Feng Shui). It was a training programme lasting more than ten years to build a team of practising consultants.

The techniques involve the direct handling of the core mechanism of feng shui – Energy or Qi with the basics of Chinese Philosophy (five elements, Pa Kua, Lo Shu). It does not use energy maps or formulae. This lineage uses established methods that originated in the Qing Dynasty (1644 to 1912AD) and were refined and tested for the modern era (Alliance Feng Shui).

I am the only practising Feng Shui consultant in the UK that uses Traditional Feng Shui. This practice involves the tracing of Energy in the external environment and is the only method that I know of that can identify properties that are filled with Energy. This can be done on a site visit and also remotely using Google Earth Pro and associated software.

I have worked with the team on international projects in the Far East, Europe, Middle East and North America. After a number of years of intensive business travel, I am now working in the UK to help people with problems that were not solved by conventional means.

I have helped in property selection since 2000 and have been providing this online search service since 2011. This online service has been used not only in the UK but in Europe, North America and the Far East. This service has helped my clients to save time, money and, most importantly, anxiety.

General View in the UK

There is a body of opinion in the UK that the benefits of feng shui can be obtained with the application of feng shui to any property. It does not happen in real life. The benefits of feng shui can be obtained only when there is Energy (Qi) in the property. Consultants trained in Traditional Feng Shui have more than ten years of training with supervised practice and experience, can easily and confidently handle this Energy.

If a property is not receiving any energy or the outflow is greater than the inflow, results are unlikely to occur no matter how much modification, changes or space clearing is made.

Most of the issues in the UK

The issues that I have encountered in the UK have been the lack of Energy (Qi) are:
1. The Energy does not reach the property.
2. The Energy is blocked or diverted by an obstruction.
3. Leakage of Energy greater than the inflow.
The mechanism of Feng Shui, like in all Chinese Philosophies, is Energy or Qi. A property filled with Energy is beneficial for the people – particularly, wealth, relationships and health.

It is my job to identify the source of the Energy in the external environment and find a pathway to the entrance(s) of the property. There are two variables in the energy flow – quantity and quality. The internal design is about the distribution of Energy. The quality of Energy includes the compass direction and the smoothness of flow.

I have been helping clients select their property since I started to practice. In 2011, I was commissioned to help select a chateau in France for a spa and therapy centre. The estate agents listed more than 200 chateaux that fit the client’s requirements. I needed to prepare a useable shortlist so we could visit all the relevant properties. This process had to be done remotely and accurately. I used Google Earth Pro with the methods of energy tracing to narrow down the shortlist to eight. We visited the shortlisted Chateaux, and the selected chateau was purchased. The chateau fitted to the requirements of the Spa operators. From the feng shui point of view, it was just right. My client was very happy with the choice, and during his tenure, it was performing way above expectation.

From there, I have been assisting clients in property selection using Google Earth Pro to help clients select their properties.

It is necessary to confirm the initial findings. I have had many clients in the UK, Europe and the Far East using my services for the selection of property. Most importantly, they have succeeded in their aims with the selected property.

The Service:

The aim is to find a property with good feng shui characteristics for my clients. This means the property will be receiving a good amount of Energy.

My job is to identify property with good energy flows. There are two different methods.
Physical presence: I visit a number of properties with the client and an estate agent. I report on the feng shui characteristics to assist in the decision making.
Online screening: The client sends me the addresses of the property of interest. I use Google Earth Pro to identify the lines of energy flow to the property. An opinion is given, and a physical visit is made to confirm the initial observations.

Procedures:

There are two different methods:
1. A physical visit to each and every property on a client’s shortlist. This is ideal for overseas clients who have done the research at home and are on a short visit to the UK. I have carried this out with clients from mainland China. I have worked Michelle Zhang and Yolanda He.
2. Online Screening
The process involves going through the addresses provided. I give an opinion on whether the property is worth a further look or not.
There are two ways this can be done:
1. The procedure: The client provides me with a list of properties. I compile a “to visit” list with opinions of each. The client and I then visit the shortlisted properties. A purchase decision is then made.
This is how I did the Chateaux project in France. My client sent me details of about 200 properties. It is not feasible to visit all 200 properties, so I narrowed this down to about twelve. After a discussion with the client, we decided to visit eight. One property from the list was purchased.

My client remarked that this method saved him so much time in the initial stage but more importantly, he managed to make the right purchase which gave the project an outstanding financial return.
The client provides me with the addresses as he researched the estate agent’s lists.
This is more usual for the UK market, where properties are always coming onto the market regularly. The client sends me details of a property of interest. I have a look at the property online and give my opinion. The reply is usually within a day or even less.

Should the client express interest in the property, a site visit is made to confirm the initial observations.

The procedure involving the Online Search:

1. Online Search

Or Confirmatory visit – viewing the interiors and exteriors of the property with the client.

The first stage of the procedure – Online Search, is a proprietary procedure that has evolved from client demand. The client wanted me to sift through 200 chateaux in France. Visiting each chateau in different parts of France would be prohibitive in terms of cost and time. Using this online search procedure, I managed to narrow this down to 8, which we subsequently visited.

This method has been used regularly with clients in the search for new properties. They have said that this method is invaluable and saves much of their time and effort.

The Case Studies below are examples of the use of the Online Search.

The clients gave me the details of the property viz: full postal address and the link to the “Rightmove web site”. I made an online examination of the Energy flows, which includes Google Earth Pro software and reported my observations to the client. In the “online search”, I was looking at the landscape and the energy flow.

If there are good energy flows to the property, I would recommend a further inspection (case study 1).

If there are no obvious energy channels, I say so (case study 2)

However, should I notice that there are potential energy gaps that can be created with modifications, I will inform the client (case studies 3 and 4).

This is used as a screening service. It is effective – fast and accurate. It is designed to give an opinion:
There are good energy flows
There is potential for good Energy flows after some modifications
There are no good energy flows.
As it is a screening procedure, it can handle a large number of requests very quickly.

The appearance of the front of the property

The property you select is a reflection of you. Therefore, it is most appropriate for you to put your best appearance to the rest of the world. This is the same with the clothes you wear when you go out. You put on what is a reflection of you.

Therefore, a house has to appear as a house and not something else. It is a reflection of you. You want to show your best.

What is the ideal design of a “Feng Shui House”?

It is very conventional – the front, which is the most important feature, should look like a human face – 2 eyes, nose, mouth and cheeks.

Above the door, there is a small plaque which is like a “nose”.

Most importantly, these two houses have a close resemblance to a human face.

These two houses are the nearest I could find to the ideal feng shui house. It is very difficult to find these days.

Case Studies:

The basis of this analysis:

In Feng Shui, like all other Chinese Philosophies, the more Energy (Qi) in the property (or body), the better the outcome. Therefore, the greater the flow of Energy to the property, the better. In the procedure, I determine whether the landscape has the characteristics that will bring the Energy to the property. Also, will there be areas for the accumulation of Energy? I will check for obstructions and Energy drains.

I have been working with the techniques of energy flows for the past 20 years and have understood the necessary landscape characteristics for Energy to flow easily. From this experience, I have been able to use to identify these characteristics. However, I need to confirm my initial observations with a physical visit to the site.

The main point is to show the format of the report that has my opinion on the different types of the landscape around the property. These Case Studies show detached properties but this product is applicable to any residential property – semi-detached, bungalow, maisonettes, terrace houses and flats in apartment blocks.

Any other comments: Unusual appearance. Does it look like a real house?
Recommendations: The appearance depends on the client. The house gets more than adequate Energy from the back once the appropriate changes are made.

The Next Steps:

Should the client be interested in a particular property, the next step is either:

Request confirmation for me to view the exterior of the property.

Or

Confirmatory Viewing is where the client and I view both the interiors and exteriors of the property.

Confirmation: A physical visit to the property of interest – the surrounding environment (landscape and to confirm the initial observations about the energy flow).

1. There are good energy flows.
2. There is potential for good Energy flows after some modifications.
3. There are no good energy flows.

This is for me to confirm my opinion. This is particularly important for option 2 – potential for good Energy flows after some modifications.
Also, to determine whether more Energy can be brought to the property and to minimise unnecessary losses.

Or

Confirmatory Viewing: To visit the property with the client. To look at both exteriors (as in Confirmation) and the interiors.

The questions I am asking –

a. Is this going to be a property with good feng shui properties?

b. Will the property will be able to collect and hold the energy

c. Can feng shui negatives be removed without too much effort?

Interiors: To check on the Interiors of the property viz:

Location of the kitchen

Can the Energy in the exteriors reach the various entrances?

The Relative position of the:
staircase to the main door
bathrooms to the main door and the position of the bed
stove in the kitchen to the bedrooms
the main door to the other doors, both internal and external doors.

Consultation:

Energy (Qi), like all other Chinese Philosophies, is the core mechanism of Feng shui. There are two aspects of this Energy.

The quantity and the quality of the Energy.

Quantity: The more, the better the outcome.

Quality: There are two aspects.
a. The physical characteristics. The ideal type of energy flow is slow, steady and smooth. It should not be fast or turbulent. Turbulence is created when the Energy passes an obstacle like a lamp or telephone post or an obstacle.
b. Directional characteristics. Energy from different directions has different properties. For example, in the years 2004 to 2024, the most auspicious Energy comes from the North East. In the years 2024 to 2048, the most auspicious Energy comes from the South.
The aim is to get the best available energies to the property at the most suitable entrance.

Exteriors:

To identify or create conduits for the Energy to flow and then to settle near the entrances of the property. Also, to avoid losses to “energy drains”.

Interiors:

Once the Energy is in, the Energy is to be distributed throughout the property.

Checks are made to minimise flow to the places of energy loss – bathroom/toilet, kitchen and exterior doors.

Checks on the proposed position of beds, desks, chairs, dining table etc. so that they get the best of the energy flows.

Where necessary, checks for geopathic stress lines in the building.

Space Clearing:

When you move into a “new” property, there is residual Energy from the previous residents.

For example: You drink coffee from a mug. When you finish, you either rinse the mug with water or wash the mug in the dishwasher. After a while, when the mug is dry, you can smell the traces of coffee. The only way to get rid of the traces is to really scrub to clean the mug of the traces.

Likewise, when you move into the new property, there are traces of the Energy of the previous residents. This is particularly important as “negative energy” can be quite sticky. Traces can remain in the property.

This can be removed by using the technique of “Space Clearing”. This is a method used in the Far East – Malaysia, Singapore, Bali, Taiwan etc. It is used regularly when moving to a new property or annually in preparation for the Lunar New Year. It has become a ritual for many families as it has shown its effectiveness.

This procedure involves the sprinkling of rice and salt and finishing with bell ringing and incense.

Final Check:

To have a look at both the exteriors and interiors. To make sure that the implementation is best suited for the residents of the property. Secondly, I will have a complete picture when looking at the property with the residents in place and the suggested modification in place.

How to use the procedure.

The online search is the initial screening stage. So, there can be a number of requests for the searches.

It depends on the aims of the client as to the number of online search requests. When a client was focused on getting a property quickly, I carried out only five searches before he purchased the property. Another client was just looking at the market for his “ideal home”. He had requested more than 30 searches before he made any move.

Because of the different requirements for the number of searches, I have made the fee structure flexible to suit everyone’s needs. Hence, a fee for every five online searches.
When the client is interested in a particular property, the client can ask me to confirm the initial observations with a physical visit (Confirmatory), or he might want to visit the property with me (Confirmatory Visit). It all depends.
The client can make an offer for the property or continue with the search – I will be getting requests for more online searches. The cycle continues.
Should the client’s offer be accepted and then purchases the property, there is a full-service feng shui consultation consisting of 3 parts, the Feng Shui consultation, Space Clearing Procedure and a Final Check.

What is the risk or potential cost of not using the service?

You like the property, and it fits your requirements. You accept what the estate agents say – they are acting for the vendors.

You do not know whether the character of the house is suitable for you and your family, but far more importantly – you do not know whether the house will benefit you? Will you be more prosperous or suffer problem after problem?

It is very different.

If you purchase the property first, the property might have the following feng shui negatives, which are difficult to change. You have very little control over the external environment or landscape.

Exteriors

Selecting an area where there is the poor quality of Energy – the Energy is turbulent or too fast. This could be because the property is too close to the road traffic or the traffic moves too fast.

Either no energy or poor energy sources – this could be because of the surrounding terrain, landscape, vegetation, walls, car parking, ponds or rivers. Because these features are not on your land, you have no control on them.

The presence of kerbside furniture – telegraphy or electricity poles, broadband cabinets, electricity substations, etc.

Interiors

These can be changed, but renovations can be expensive.

The location of the kitchen and bathroom/toilet in the inauspicious parts of the property.

The relative positions of the staircase and the doors.

The relative positions of the internal and external doors.

It is not always possible to make these changes. It is easier to change the interiors rather than exteriors as you have direct control over your property.

From my experience doing consultations, it is not always possible to get the best out of the property. It is not always possible to get sufficient Energy into the property.

In my opinion, doing a consultation on a recently acquired property is second best to one that had gone through the online screening procedure.

There is only so much you can do where there is a partial flow of Energy compared with a full flow of Energy.

The initial cost of the online screening service cost is £100 for a number of searches. This is for an online search which provides an opinion after a search is carried out on Google Earth Pro. A confirmatory visit is a next step.

The aim of this consultation is to give an opinion on whether the clients should make an offer for the property. This is based on the feng shui qualities and the suitability of the property for the client.

The opinion is based on a visit to the property, inspecting the surrounding of the property, exteriors and interiors of the property and then giving an opinion of the property.
The client makes a decision whether to make an offer from this advice.
This visit is usually carried out with a representative of the estate agent present. The conversation is carried out after the visit.

Responsibility of Consultant: This will be the client's most expensive purchase, and the family will be living there for the future years. The consultant has to ensure that it will be a good investment and beneficial place for the family to grow. This is based on the feng shui qualities of the property.
4. After Purchase
Details:

This is to adapt the property to the various members of the family. It is to get the best out of the property for the benefit of the residents of the property.

Identify the source(s) of energy, allow the energy to enter the property and ensure it is distributed to the appropriate locations of the property.
Adapt the house to suit the various members of the family to the property.

To identify the best locations for beds, desks and lounging chairs for different family members.
Identify the presence of Geopathic stress and provide remedies to negate it for the whole property.
Provide information for the procedure of space clearing.

Provide an opinion on architectural plans on future renovation of the property.
