Is the Basingstoke Canal an Aid or a Hinderance to the Development of Woking.

Two structures restrict the Town of Woking. The railway line and the Basingstoke Canal. The only way for Woking to develop is sideways, between these two structures. Woking has been developing in a westward direction for the past 60 years.
The main question in this post is - why is Woking continually developing whereas other towns in Surrey as not moving as fast a pace?
In another post (link ), I have shown the various expensive buildings that have developed over the recent past. This increased capacity has been filled, and there is this constant search for more development as more business premises, and residential accommodation are required in this area.
Why is this so?

The railway line going through the woking Town is on an embankment. The energy leaves the railway line to lower land, which is Woking Town. The movement of the energy is stopped by the water in the canal on the north side (the canal is marked in blue). It is stopped by the gentle slopes of Wych Hill in the South East.
The energy is therefore trapped in this enclave (small enclave)with a small exit along Goldsworth Road and Lockfield Drive.
The area within the red lines is the trapped energy.
This is the energy hotspot of Woking. This is the most prosperous part of Woking. This prosperity is driving the expansion of this Town.
It helps to explain the further and continued development of the Woking.
To sum up, the layout of Woking can trap energy coming to the Town. The Basingstoke Canal and the slopes of Wych Hill help Woking hold this energy. Hence the continued development of Woking in the future, possibly in the 2030s.
