Aim: To convert unwanted property to be highly desirable ones. The key is selection. Finding unwanted property is easy. Creating desirable property for the market from unwanted property is an art.
TFS: It is possible to identify unwanted property that can be converted to highly desirable properties which sell at a premium.
Aim: To have property which appreciates in value, minimal void periods and have good rental rates.
TFS: Able to identify property with such characteristics and will sell easily when required.
Small and Medium Enterprise:
Aim: To improve profitability and business growth. Also, to have good human relationships (between staff, suppliers and customers).
TFS: To select appropriate properties for the benefit of the business. A layout and decor of the interiors appropriate to the business needs to be made.
Aim: To maintain the targeted occupancy rate and provide guests with the required amount of care and attention. Thereby, giving a good return on the investment for the owners.
TFS: Able to identify the appropriate sites and assist in the design of the buildings or locate existing buildings suitable for the purpose. A layout and decor of the interiors appropriate to the business needs to be made.
Buildings (offices, retail outlets/shopping centres, hotel/resorts and business parks):
The occupants will have a high level of business confidence and good staff welfare because of the resulting quality of business.
The design of the branch offices to the headquarters for improved communication, sales, productivity, clear decision making and management effectiveness.
Urban and Regional Development:
This is a combination of residential, commercial and civic areas, a macrocosm of the above groups. It is on a larger scale with greater numbers of people who will benefit. Also, there can be more spending improving the quality of life (education, health) and less spent on the remedial services (medical, police, and social services.)
